AN ORDINANCE ACCEPTING A NEW ADDITION TO THE
CITY OF JOHNSON, ARKANSAS, TO BE KNOWN AS CLEAR
CREEK PATIOHOMES, AN ADDITION TO THE CITY OF
JOHNSON, ARKANSAS; AND DECLARING AN EMERGENCY
TO EXIST.
BE IT ORDAINED by the City Council for the City of Johnson, Arkansas:
THAT WHEREAS, there has been duly presented to the City Planning Commission of
Johnson, Arkansas, a final plat of certain land in the City of Johnson, Washington County, Arkansas,
being more particularly described as follows, to-wit:
A part of the Northwest Quarter (NW %) of the Northwest Quarter (NW 14), a part
of the Northeast Quarter (NE V*) of the Northwest Quarter (NW %) and a part of the
Southeast Quarter (SE 1A} of the Northwest Quarter (NW %) of Section 21,
Township 17 North, Range 30 West of the Fifth Principal Meridian, Washington
County, Arkansas, and being described as follows:
Commencing at the Northwest Corner of Section 21, T-17-N, R-30-W, said point
being a found aluminum monument at the edge of Great House Springs Road, as
shown on Survey Plats N-32, M156, 16-74, and Drawer 2, Page 531; thence along
the North Line of the NW % of the NW V* of Section 21, South 87 degrees, 29
minutes, 50 seconds East 936.56 feet to an iron pin for the TRUE POINT OF
BEGINNING, said iron pin being the NW Corner of Tract 6 of Clear Creek
Accessory Lands B, as shown under Document ID Number 006567540002 and filed
for record on the 2nd da}' of October, 2003; thence along the said North Line of the
NW >/4 of the NW Y^ South 87 degrees, 29 minutes, 50 seconds East 756.52 feet to
an iron pin for the NE Corner of said tract 6: thence leaving the North Line of the said
NW % of the NW %, South 02 degrees, 42 minutes, 03 seconds West 29.50 feet to
an iron pin on the South Right-of-Way Line of Great House Springs Road and at the
NE Corner of Tract 7 of the Clear Creek Accessory Land B; thence along the South
Right-of-Way Line of Great House Springs Road and the North Boundary Line of
Tract 7, North 87 degrees, 29 minutes, 50 seconds West 107.56 feet to an iron pin;
thence leaving the South Right-of-Way Line of Great House Springs Road and along
the West Boundary Line of Tract 7, South 02 degrees, 42 minutes, 03 seconds West
328.08 feet to an iron pin; thence along the South Boundary Line of said Tract 7,
South 87 degrees, 29 minutes, 50 seconds East 107.56 feet to an iron pin for the SE
Corner of said Tract 7; thence along the common Boundary Line of said Tract 6 and
Stuckey Cemetary, South 02 degrees, 42 minutes., 03 seconds West 171.52 feet to an
iron pin; thence along the Sound Boundary Line of Stuckey Cemetary, South 88

16-74 and Warranty Deed 99046708, also being the SE Comer of Stuckey Cemetary;
thence along the West Boundary Line of Plat 16-74 and Warranty Deed 99046708,
South 02 degrees. 32 minutes, 43 seconds West 961.88 feet to an iron pin; thence
North 84 degrees, 19 minutes, 01 seconds West 508.29 feet to an iron pin; thence
North 01 degrees, 00 minutes, 28 seconds East 258.95 feet to an iron pin; thence
North 04 degrees. 10 minutes, 13 seconds East 588.19 feet to an iron pin; thence
North 86 degrees, 04 minutes, 20 seconds West 460.94 feet to an iron pin; thence
North 03 degrees, 55 minutes, 08 seconds East 599.75 feet to the TRUE POINT OF
BEGINNING, containing 20.23 acres.
AND WHEREAS, said Planning Commission has approved the final plat presented by
Petitioner with specified conditions and joins with the said Petitioner in petitioning the City Council
to accept said Clear Creek Patiohomes as an addition of the City of Johnson, Arkansas;
AND WHEREAS, a hearing was held upon the acceptance of said final plat by the City
Planning Commission, and such final plat was accepted and recommended to the City Council.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
JOHNSON, ARKANSAS:
SECTION 1: That the Clear Creek Patiohomes, as shown on the final plat approved by the
City Planning Commission, a copy of which is attached to this Ordinance and made a part hereof as
though set out herein word for word, be and the same is hereby accepted by the City of Johnson,
Washington County, Arkansas.
SECTION 2: That the continued progress of the development of this area is of vital interest
to the City and affects numerous citizens. Immediate passage, approval and effectiveness of this
Ordinance is necessary for the public peace, health and safety. Therefore an emergency is hereby
found to exist and is hereby declared. This ordinance shall be in full force and effect from the day of
its' passage and approval.
