AN ORDINANCE TO AMEND THE ZONING DISTRICT
CLASSIFICATION AND BOUNDARIES REGARDING PROPERTY
IDENTIFIED ON ZONING PETITION 95-12
BE IT ORDAINED BY THE CITY OF JOHNSON, ARKANSAS;
SECTION ONE: That the zone classification of the following described
property changed from R-2 to R-3
Physical Address: 2801. 2803; 2805 Hewitt.
Legal Description:
A part of the Northwest Quarter (NW 1/4) of the Northeast
Quarter (NE 1/4) and part of the Southwest Quarter (SW1/4) of
the Northeast Quarter (NE 1/4) so Section 22. Township 17
North. Range 30 West being more particularly described as
follows:
Commencing at the Northeast coiner of said NW 1/4 NE 1/4,
thence South along the East line of said NW 1/4 NE 1/4 869.50
feet to the Southerly right-of-way of the St. Louis & San
Francisco Railroad (now the Arkansas & Missouri Railroad):
thence along said right-of-way South 59 degrees, five feet fortyeight
inches (51 48") West 671.68 feet to the Point of the
Beginning: thence south thirty (30) degrees fifty nine feet
fourteen inches (59'14"): thence South seven (7) degrees, forty
nine feel, thirty nine inches (49' 39") West 71.62 feet: (hence
North eighty-two (82) degrees, twenty one feet (21') West
37.88 feet: thence South seventy six (76) degrees, fifty seven
feet, twenty seven inches (5727") West 255.41 feet to a point on
the Southerly right-of-way of the St. Louis & San Francisco
Railroad: thence along said right-of-way North fifty nine (59)
degrees, five feet fort)' eight inches (5'48M) East 258.11 feet to
the Point of Beginning, Containing .68 acres, more or less, and
also being known as Lot: 1, proposed Bodenstein Subdivision to
the City of Johnson, Washington County, Arkansas. This
property is subject to the Right-of-Way of Hewitt Street along the
South side thereof.

SECTION TWO: That the official Zoning Districts map of the City of Johnson
is hereby amended to reflect the zoning change in Section
One above.
SECTION THREE: EMERGENCY CLAUSE: The City Council determines
that an emergency exists and this ordinance, being necessary'
for the preservation of the health, safety, and welfare of the
citizens of Johnson, Arkansas shall be effective immediately
upon its passage, approval, publication, and recording of a
certified copy thereof with the Recorder of Washinglon County
Arkansas.
